This is a quick breakdown of the rules involved with an income-restricted home and making sure that you agree to follow the rules. Note: This doesn’t replace your recorded restriction agreement.

HouseKeys maintains a list of approved loan officers who have gone through a training and who have verified that their legal departments have reviewed the restriction documentation and program requirements. We recommend that you go with a lender on our list. If you choose to go with your own lender, make sure to verify that they understand the program and have reviewed and approved the documentation. If you don’t verify this, you run the risk of not being able to close your purchase transaction.

The Home Buyer Checklist breaks down the supporting documentation needed from an applicant in order to determine their eligibility. This is primarily focused on household members, income, and assets. There are also documents required to verify identity, any major family changes (divorce, death, birth), Gift Funds, Child or Marital Support, Property Ownership, and your Homebuyer Education Certificate from a HUD-Approved Counseling Agency.
