Capital Improvement Information


A capital improvement refers to the permanent addition or upgrade to your BMR home. As the homeowner, you can make any improvement to the home you want within the scope of your deed restrictions. Typically, these restrictions only limit the amount to which you can improve the property value of your home so that the home remains attainable to another BMR household should you need to sell before the term of your deed restriction expires.

With any capital improvement, you will notify the city or county that you wish to make a capital improvement. The City will either approve or deny your capital improvement request.

Be sure to document all capital improvements you make to the property if you wish to have the additions reflected in the resale price of the home, should you need to sell. Any undocumented additions will not be considered in the calculation of the BMR price.
